We offer the following fixed rates (fully inclusive of An Bord Pleanala’s fee, and VAT):
1st and third 3rd party appeals
€475
Observations on appeals €275
These fees apply to the following development types:
· Householder extensions and alterations.
· One off houses (where no more than one dwelling).
· 3rd party appeals against minor commercial developments (i.e. changes of
use, extensions/alterations, variations of conditions, signage etc.)
· Minor agricultural development.
The fees do not apply to 1st party appeals which involve retention of development.
We also offer a service providing submissions/objections to planning applications at Council stage with prices starting at €200.
Additional Fees Site visit: A site visit is usually not necessary providing we have copies of the plans. Further information is acquired from maps, satellite photography and the local authority's website. However if you feel a site visit would be beneficial, this can be arranged from as little as €50 depending on the site location.
Additional comments to An Bord Pleanala. Occasionally An Bord Pleanala may ask any party to an appeal to make submissions or observations on any new matter that has arisen in the appeal. Where this arises, we charge an additional fee of €50 as it will require further work. We will always contact you in such a situation and seek agreement before we proceed.
